Abstract

The project focuses on the creation and operation of a laying hen farm located in the San Antonio region, southwest of the department of Managua, Nicaragua, during the period 2025-2029. This initiative represents a significant investment within the national agricultural sector and is geared towards the production of high-quality eggs through the breeding and raising of Dekalb White laying hens, recognized for their high egg production capacity and adaptability to different climatic conditions. The initiative arises with the objective of determining the costs incurred for the project's implementation through a five-year projected cash flow, where key financial indicators such as Net Present Value (NPV), Internal Rate of Return (IRR), and Benefit-Cost Ratio (BCR) were calculated. The project also includes the construction of two sheds, each 15 meters wide by 54 meters long, equivalent to 810 m² per structure, with a capacity to house up to 4,050 laying hens. These facilities are designed to ensure optimal ventilation, lighting, and biosecurity—essential conditions for animal welfare, health control, and risk reduction. The project is profitable because it has proven to be financially viable, given its progressive recovery of the initial investment, high hen productivity, high demand for eggs in the national market, and low costs incurred throughout the project.
